The property measures approximately 250' in depth and beginning at 168' at the road tapering to 65' at the edge of the lake. It is located on South Lake which is just south of the well known Beach Club Hotel. The orientation of the property is to the northwest with views across the lake to the Gulf of Mexico. The existing site has several large specimen Banyan trees, some canopies measuring 100' in diameter.


 

Concept:

The site is unique in the fact that it is accessed by a private road which actually runs through the front half of the site, approximately half way between the property line and the bldg. setback line, verses along the front property line. Since the building setbacks are determined by the front property line this meant that the building would potentially border the drive and be in close proximity to the front entrance. With this in mind, and given the tapered nature of the site, the primary organizing idea was to place the more private and utilitarian spaces to the edges of the property leaving the main living space to occupy the "void" between. This created a large, unobstructed view thru the building to the lake and gulf beyond. This transparent zone was further reinforced by conceptually developing the private road, front yard, living room and rear yard as one fluid space. This also solved a major issue of the clients; It reduced the overall three dimensional massing of the building.

Enhanced by the use of landscaping materials, interior and exterior stone cladding and flooring, the end result created a seamless transition between the natural and man made environments of the project.
